The relationship between the landlord and the tenant in old housing rentals is a chronic problem that has been raised for decades, but there is no solution until now.

This week, Parliament is expected to discuss this problem after the Supreme Constitutional Court ruled that it is not fair for the price to be fixed in light of inflation and price increases, especially since there are many landlords who suffer from price fixation, some of them seek extra job that helps them meet the requirements of life and the high cost of living. Most of these landlords have families and have living needs that they cannot provide. Some even “spend out of their pocket” on a building or apartment that only brings in a few pounds, not even enough to maintain it. They only own a building or an apartment, whether in a popular neighborhood or the most expensive areas, so the revenue is not always equal to the price of transportation that the pay to collect this rent.

At the same time, we must take into account justice between the landlord and the tenant as well, who is accustomed to paying a certain amount in rent and organizes his life on this basis. The number of housing units under the old rental system is estimated at about two and a half million apartments, and of course everyone is looking for fairness, and this is a complex point that experts and legislators have been confused about for decades.

The law on old housing units was enacted during World War II due to the circumstances of the war, and it had a special circumstance, but amid the increase in prices, the old rental price should be changed, All prices moved while the rental price was fixed, which is unfair to the landlord.

Yes, there are tenants who cannot afford the increase, but we must also look at the landlord with fairness. The landlord also cannot afford the fixation of the old rent price, and he cannot find an apartment for his son or daughter to live in, and he cannot afford the new rent prices at a time when he rents out his property at a very low price.

Everyone is looking for fairness between the landlord and the tenant, and I believe that the draft law witnessed a great societal debate over the past period, I hope that the experts, legislators, and the state will reach the ideal solution to amend this law.
